Are you a realty agent?

Nope, we own the property. We represent no one’s interest in this transaction but our own.

Don’t you need a realty agent to buy or sell land?

Nope, all you need is the legal owner(s) and the buyer(s).

Do you use a title co. TO CLOSE?

No.  Signing over a deed is a simple process.  You, as the buyer, are free to use a title company if you would like to pay for it.

Are there any other fees/costs?

No, the price listed is the price you pay.  We work hard to obtain property at a discount price so we can pass the savings on to you.

Why are your properties so cheap?

We work hard to locate motivated sellers, so we can obtain land at the lowest price possible. Then we pass the savings on to you.  

what form of payment do you accept?

We accept cash, all major credit/debit cards, ACH, and cashier’s checks.  

can you meet me at the property?

No.  As land investors we own properties all over the map so chances are we are nowhere near the parcel you’re interested in.  However, you are welcome to take a look on your own.  GPS coordinates are listed on all our properties.  

you said you owned this property why is someone else's name on the county GIS?

County GIS sites can take several weeks to update their information.  As investors, we are buying and selling land quickly and often before the county GIS sites have time to update their information.

I found a parcel I want to purchase what now?

Great! The hard part is over.  Now it’s as easy as 1-2-3 for you, and we’ll take care of the rest.

  1. Contact us either by phone, email, or the Contact form and provide us with the reference # of the property you want to purchase and the best phone # or email to contact you.
  2. We will contact you for the following info:
    • The name(s) the property should be recorded under.
    • The address to which the county should send the tax bill.
  3. Pay the invoice  – We will email you an invoice that you can pay by cash, ACH bank transfer, any major credit/debit card, or cashier’s check.

While your payment is clearing, we will prepare the warranty deed and any additional documentation required by the county.

Once your payment clears, we will sign and notarize all the paperwork and submit it to the county for recording. All the county recording fees are paid by J&R Lands.

The county will mail the recorded deed to you when completed in about 2 to 3 weeks.

Once you receive the recorded deed the land is legally yours to enjoy.
